• W-2’s for the past two years

• If self employed (25% or more ownership) copies of 2 years business tax returns with all schedules including K-1’s signed and dated.

• Most recent pay stubs covering the last 30 days

• 12 month’s mortgage payment or rent receipts or canceled checks

• Last 2 month’s bank statements of all checking, savings and asset accounts
  Names, addresses, and account numbers of all creditors

• A Check to cover the cost of the credit report and appraisal. (This expense usually runs anywhere between $200-$350.00) This fee is NON-REFUNDABLE but will be credited towards costs at the closing of the loan.

• If you are collecting social security income, a copy of your award letter.

• Court Order, if applicable, indicating responsibility for debts, child support and/or alimony paid or received.

• If you are collecting pension income, a copy of your most recent 1099.

• Name and phone number of attorney who will represent you in closing.

2.   Home Model Selection:

     You may choose from our existing designs or customize your own with our in house design team. We will take into consideration your desires and budget as well as lot size and topography to help you select the home of your dreams.

3.   Realtor Selection:

     You will need to find a realtor that will help you in lot selection (i.e. purchase).

4.   Once you have a lot, we will begin the home building   

      process, which includes:

          1. An initial meeting to discuss your design plan and draw a contract.
          2. Finalize plans, start material selections, prep/fill land, and apply for   

              permits.
          3. Form slab, install underground plumbing and post tension, pour slab.
          4. Frame house, shingle roof, install electricity, AC, plumbing, bricks.
          5. Insulate sheetrock, paint, floors, molding, and cabinetry.
          6. Driveway, yard final.
          7. Counter tops, trim our plumbing, mirror, etc.
          8. Clean and walkthrough.
